| Job Duties: | • Assists the property management team with conducting property inspections. • Coordinates with the property management team to ensure that the property complies with the codes and regulations of agencies such as insurance carrier and fire protection. • Meets with existing building maintenance staff to ensure building codes are met, to perform a detailed inspection of property and to secure building historical plans. • Evaluates specifications for plan procedures, start and completion dates, and staffing requirements for each phase of the construction project. Estimates the scope of work and obtains a minimum of three bids for comparison and completion of each job. • Directs subcontractors and staff engaged in planning and executing work procedures. • Inspects property and units under construction on a regular basis to ensure the work conforms to specifications, schedule and initiates any repair or replacement needs and/or adjustment of working procedures. Regularly communicates with the project team regarding unit and property status. • Coordinates with the property management team regarding activities of maintenance and housekeeping staff. • Provides simple estimates for the costs of materials and staffing for various construction and/or renovation projects. • Reviews all invoices/purchase orders pertaining to the construction projects and submits all approved bills to the accounting department for processing and payment. • Prepares simple construction budgets and timelines for all relevant projects. |

| Qualification Requirements: | • You are able to plan, organize, direct, control and evaluate all phases of construction at the project sites. • Your oral and written communication are excellent, thorough and attentive to details, able to prioritize and multitask, proactive and deadline-oriented. • You are able to operate heavy equipment, machines, and hand held tools. • You have the ability to read and understand work orders, safety rules, operating and maintenance instructions, and procedure manuals. • You must be able to occasionally lift and move up to 50 pounds or more. |
