Job Duties: | Manage and oversee operations, maintenance, administration, and improvement of commercial, industrial, or residential properties. Plan, schedule, and coordinate construction projects for commercial or residential properties. Meet with prospective investors to show properties, explain terms of occupancy, and provide information about local areas. Market vacant space to prospective tenants through leasing agents, advertising, or other methods. Maintain records of sales, rental or usage activity, special permits issued, maintenance and operating costs, or property availability. Solicit and analyze bids from contractors for constructions, renovations, and maintenance. Prepare and administer contracts for provision of property services, such as cleaning, maintenance, and security services. Maintain contact with insurance carriers, fire and police departments, and other agencies to ensure protection and compliance with codes and regulations. Confer regularly with community association members to ensure their needs are being met. Negotiate short- and long-term loans to finance construction and ownership of structures. Confer with legal authorities to ensure that renting and advertising practices are complying with state and federal regulations. |

Qualification Requirements: | Four years of commercial real property management experience. Have good interpersonal skills, communication skills and selling skills. Familiar with local and international real estate markets. Have extensive knowledge of business and management principles involved in strategic planning, resource allocation, human resources modeling, leadership technique, and coordination of people and resources. Have the ability to come up with unusual or clever ideas about a given topic or situation, or to develop creative ways to solve a problem. Have the ability to work under pressure. |

Comments: | This job opportunity is a temporary, full-time position. There is 1 job opening the employer intends to fill. The employee will work from Monday to Friday. 40 hour per week, 8 hours per day. The place of employment will be at Tanapag, Saipan. Applicants will be reasonably expected to reside in Saipan to perform the services or labor as advertised. Overtime hours will be applicable at 1.5 x the rate indicated on the JVA. The employer will make all deductions from the worker’s paycheck as required by law. The employer guarantees under paragraph (f)(1) to offer each employee employment for a total number of work hours equal to at least three-fourths of the workdays of the total period of employment specified in the work contract, beginning with the first workday after the arrival of the employee at the place of employment or the advertised contractual first date of need, whichever is later, and ending on the expiration date specified in the work contract or in its extensions, if any. If a worker voluntarily abandons employment or is terminated for cause, the employer is not required to guarantee three-fourths of the work contract, as provided under Subsection 655.423(f). The employer will provide transportation and subsistence to the employee while traveling from the employee’s origin to the place of employment as well as the return transportation and subsistence at the conclusion of the job opportunity, as required by 20 CFR 655.423(j)(1). The employer will provide without charge or deposit charge, all tools, supplies and equipment required to perform the duties assigned, in accordance with 20 CFR 655.423(k).
