| Job Duties: | • Manage and oversee operations, and improvement of commercial and residential properties. • Coordinate with maintenance supervisor on general maintenance, major repairs, and remodeling or construction projects for commercial or residential properties. • Attracts tenants by advertising vacancies; obtaining referrals from current tenants; explaining advantages of locations and services. • Collects deposits. • Update all rents, deposits fees received. • Post all incoming monies into QuickBooks software. • Process Rent and Utility invoices • Ensure that all deposits and application fees have been paid prior to move-in. • Oversees scheduling of property viewings, conducts property tours and interviews prospective tenants. • Interface with tenants’ in a courteous and professional manner. • Document inquiries and/or complaints. • Troubleshoot and recommend solutions to ensure the highest level of customer service and satisfaction. • Physically inspect property and report any service needs to maintenance supervisor. • Inspection of move-outs and vacancies when requested. • Manages record and files of current tenants. • Monitors all property assessments and filing of appeals. • Manage and oversee property insurance and property taxes- • Updates knowledge by participating in educational opportunities; reading professional publications; maintaining personal networks; participating in professional organizations. • Maximize profit through the growth of revenue minimization of expense. • Maximize unit occupancy company wide. • Performs any additional duties assigned. |

| Qualification Requirements: | ***This position offers commission pay structure based on qualifications*** • High school degree or equivalent; Bachelor’s preferred • 3 years’ work related experience; • 2 years’ supervisory experience • Excellent customer service skills, including phone skills. • Knowledge of QuickBook, preferred • Knowledge of MS Office • Must be able to prioritize schedule, work independently; • Must be reliable; • Strong attention to detail; • Must be efficient, productive, works well with a team and alone, with minimal supervision. |
