| Job Title: | Building Maintenance & Repairer |
| Job Duties: | Monitor, repair, install, and perform routine maintenance of building and building equipment. Perform maintenance of electrical systems such as replace light bulbs and sockets, clean and repair circuit breaker panels etc. Assist in the setup of ventilation, refrigeration and generators, water heater, and conduct repairs when necessary. Do preventative maintenance programs and procedures. Maintain heating and plumbing systems to ensure functionality. Install, monitor, and inspect alarm systems (fire, protection) and schedule repairs when needed. Perform manual repairs when necessary such as fix locks, replace windows or doors, etc. Conduct general upkeep procedures and other tasks as assigned such as painting, carpentry, and plumbing. Install and monitor CCTV functionality, fire exit lights, fire alarms, fire extinguishers and do repair or replacement if needed. Respond to emergencies, including but not limited to; structural problems, equipment failures, plumbing and electrical issues, fire alarms, and power failures at all hours. Develop, implement, and maintain both routine and specialized maintenance schedules. Prepare repair cost documentation including material lists, labor estimates, and repair schedules. Monitor building safety and ensure compliance with CNMI & Federal codes and regulations. Prepare and maintain records of repairs and maintenance. Perform related tasks as required. |

| Qualification Requirements: | Must have a specific understanding of electrical, carpentry, plumbing, hydraulic, HVAC, and other maintenance systems. Working knowledge of construction tools, common appliances, and electrical devices. Familiar with the state and federal building codes, regulations, hazards, & safety compliances. Able to work on flexible hours including holidays and weekends. Can work under less supervision, and must be able to meet deadlines. Must be physically fit to handle all kinds of strenuous works including lifting heavy load, climbing, etc. Must have own transportation to & from work. All applicants must be able to secure the CNMI driver’s license. All applicants must attached resume, copy of diploma, education certificates, employment certification, and other related documents. Background checks and drug testing may be required during or prior to employment to all applicants. |
