| Job Duties: | Supervises and coordinates activities of workers engaged in keeping buildings and grounds in a clean and orderly condition and in maintaining and repairing utility systems and physical structures of buildings. Directs workers engaged in mowing lawns, trimming hedges, and raking and burning leaves and refuse. Directs workers engaged in painting and making structural repairs to masonry, woodwork, and furnishing of buildings and similar structures. Determine schedules, sequences, and assignments for work activities, based on work priority, quantity of equipment and skill of personnel. Monitor employees' work levels and review work performance. Monitor tool and part inventories and the condition and maintenance of shops to ensure adequate working conditions. Investigate accidents and injuries, and prepare reports of findings. Recommend or initiate personnel actions, such as hires, promotions, transfers, discharges, and disciplinary measures. Compile operational and personnel records, such as time and production records, inventory data, repair and maintenance statistics, and test results. Develop, implement, and evaluate maintenance policies and procedures. Counsel employees about work-related issues and assist employees to correct job-skill deficiencies. Examine objects, systems, or facilities, and analyze information to determine needed installations, services, or repairs. Conduct or arrange for worker training in safety, repair, and maintenance techniques, operational procedures, or equipment use. |

| Qualification Requirements: | Know how to read blue prints, electrical, building, and plumbing blue prints. Must have good people skills, administrative, and technical skills. Must have 2 or more years of supervisory experience. Must have certificate for electrician. Knowledge of business and management principles involved in strategic planning, resource allocation, human resources modeling, leadership technique, production methods, and coordination of people and resources. Knowledge of machines and tools, including their designs, uses, repair, and maintenance. Knowledge of principles and processes for providing customer and personal services. This includes customer needs assessment, meeting quality standards for services, and evaluation of customer satisfaction. Knowledge of raw materials, production processes, quality control, costs, and other techniques for maximizing the effective manufacture and distribution of goods. Knowledge of principles and procedures for personnel recruitment, selection, training, compensation and benefits, labor relations and negotiation, and personnel information systems. Knowledge of arithmetic, algebra, geometry, calculus, statistics, and their applications. Knowledge of principles and methods for curriculum and training design, teaching and instruction for individuals and groups, and the measurement of training effects. Knowledge of the practical application of engineering science and technology. This includes applying principles, techniques, procedures, and equipment to the design and production of various goods and services. Knowledge of the structure and content of the English language including the meaning and spelling of words, rules of composition, and grammar. Knowledge of administrative and clerical procedures and systems such as word processing, managing files and records, stenography and transcription, designing forms, and other office procedures and terminology.
