Job Duties: General Maintenance: 1. Repair residential 2. Repair or replace defective equipment parts, using hand tools and power tools. 3. Perform routine preventive maintenance to ensure that maintenance machines continue to run smoothly, operate efficiently, or the physical condition of residential does not deteriorate. 4. Use tools ranging from common hand and power tools, such as hammers, hoists, saws, drills, and wrenches, to precision measuring instruments and electrical and electronic testing devices. 5. Assemble, install or repair wiring, electrical and electronic components, pipe systems and plumbing, machinery, and equipment. 6. Diagnose mechanical problems and determine how to correct them, checking blueprints, repair manuals, and parts catalogs as necessary. 7. Cover surfaces with drop cloths or masking tape and paper to protect surfaces during painting. 8. Fill cracks, holes, or joints with caulk, putty, plaster, or other fillers, using caulking guns or putty knives. 9. Apply primers or sealers to prepare new surfaces, such as bare wood or metal, for finish coats. 10. Apply paint, stain, varnish, enamel, or other finishes to equipment, and residential housing using brushes, spray guns, or rollers. 11. Erect scaffolding or swing gates, or set up ladders, to work above ground level. 12. Remove fixtures such as pictures, door knobs, lamps, or electric switch covers prior to painting. 13. Wash and treat surfaces with oil, turpentine, mildew remover, or other preparations, and sand rough spots to ensure that finishes will adhere properly. 14. Mix and match colors of paint, stain, or varnish with oil or thinning and drying additives to obtain desired colors and consistencies. 15. Gather and empty trash. 16. Clean residential garage floors by sweeping, mopping, or scrubbing. 17. Follow procedures for the use of chemical cleaners and power equipment to prevent damage to floors and fixtures. 18. Mix water and detergents or acids in containers to prepare cleaning solutions, according to specifications. 19. Notify employer concerning the need for major repairs or additions to building operating systems. 20. Request for supplies and equipment needed for cleaning and maintenance duties. 21. Clean windows, glass partitions, and mirrors, using soapy water or other cleaners, sponges, and squeegees. 22. Mow, sweep and pick up trash on lawn 23. Take care of owner’s animals. 24.
