| Job Duties: | • Oversee luxury hotel and retail positioning for investment • Build and manage departments in Saipan, including Sales and marketing, design, QS, commercial and entertainment, and investment • Establish and maintain the management system, protocol and procedure, product guidelines, and standard of quality and contracts in the division • Visualize, conceptualize and identify development opportunities, strategies, and feasibility study during land acquisition • Set development and construction strategies for all projects in the region • Lead the product development process to propose the fully integrated and localized products • Lead to propose MLP for all projects • Oversee construction projects from inception to completion • Responsible for coordinating the design, approval and construction of unit improvement, renovation and new building construction projects for the assigned assets within the Company’s portfolio • Accountable for identifying and aligning all required resources to execute construction activities • Prepare conceptual and detailed budgets for all assigned construction projects • Drive and oversees bid solicitation process from general contractors and specialty subcontractors • Interact with all city inspectors and monitor permits, as well as maintain relationships with area Construction Community/Association(s) • Estimate the time required to complete projects • Supervise hotel pre-opening and hotel operations for the company’s hotel projects in Saipan and China. • Ensure appropriate and timely completion of construction activities, also ensuring alignment of costs/expenditure to agreed/set budgetary and contract guidelines • Create and ensure proper execution of project work plans. Revise as appropriate to meet changing needs and requirements • Ensure that all safety precautions are adhered to by all personnel on site • Manage compliance with legal, regulatory, and environmental requirements • Attend work as scheduled to support the ongoing success of the company • Other duties, responsibilities and special projects as assigned Requirements: • Hire, manage and direct the career development of his/her direct reports • Ensure his/her direct reports have the appropriate technical skills, tools and facilities in order to competently perform their roles • Ensure appropriate performance management of his/her direct reports |
