| Job Duties: | Confer with supervisory personnel, owners, contractors, or design professionals to discuss and resolve matters, such as work procedures, complaints, or construction problems. Inspect or review projects to monitor compliance with building and safety codes, or other regulations. Inspect or review projects to monitor compliance with environmental regulations. Prepare contracts or negotiate revisions to contractual agreements with architects, consultants, clients, suppliers, or subcontractors. Develop or implement quality control programs. Develop, implement and comply with environmental regulatory agencies. Interpret and explain plans and contract terms to representatives of the owner or developer, including administrative staff, workers, or clients. Perform or contract others to perform prebuilding assessments, such as conceptual cost estimating, rough order of magnitude estimating, feasibility, or energy efficiency, environmental, and sustainability assessments. Implement training programs on environmentally responsible building topics to update employee skills and knowledge. To consult with certified environmental professionals to ensure responsible design and building activities or to achieve favorable ratings for building projects. Develop construction budgets that compare green and non-green construction alternatives in terms of short-term costs, long-term costs, or environmental impacts. Apply green building strategies to reduce energy costs or minimize carbon output or other sources of harm to the environment. Direct acquisition of land for construction projects. Contract or oversee craft work. To implement all rules and regulations including all tasks from owners and managers within the company. To be in charge of subcontractor’s selections (Hotel Management Company, Architecture Firm and Construction Company) and following coordination. To propose suggestions or recommendations on Architectural and structural designing throughout the whole process. To participate in all project coordination and routine meetings, evaluate, accept and propose solutions to problems by discussion. To review construction drawings on architecture and structure from design companies, to be familiar with design intent, construction skills, operation procedures and engineering quality acceptance standards as well as national and local regulations, to join in drawings hearing and design disclosure, to follow up and handle issues proposed in the hearing. To find out and resolve technical problems on architecture and structure during construction and confirm on time adjusted plans submitted by the construction unit. To check and review construction unit’s engineering variations on architecture and structure, site approval and certificates, project cost payment, final account and report it.
