Job Duties: | • Oversee day to day administrative operations of Future World Corporation’s Saipan Branch; • Directly and indirectly supervises employees or employees of subcontractors assigned to various construction projects. Carries out supervisory and project management responsibilities in accordance with the organization’s policies, industry best practices, and as established by any applicable federal and local laws governing construction companies. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems; • Review and establish or recommend company policies, goals, objectives, and procedures to company principals in Guam; • Reviews project/construction contract proposals or plan to determine time frame, funding limitations, procedures for accomplishing project, staffing requirements, and allotment of available resources to various phases of project; • Negotiates and/or executes contracts, agreements, leases, notes, etc. on behalf of company and reports results to company principals in Guam; • Assign and/or delegate project site work (assignments) and/or activities to others (i.e. construction/project managers, etc.), sets expectations timeline and monitors delegated activities to ensure project/construction plans are met and completed in a timely manner; • Establishes work plan and staffing for each phase of construction contract/project, and arranges for recruitment or assignment of construction contract/project personnel; • Confers with construction manager, workers or subcontractors to outline work plan and to assign duties, responsibilities, and scope of authority; • Directs and coordinates activities or construction project personnel to ensure project progresses on schedule and within prescribed budget; • Review status reports prepared by construction project personnel and modifies schedules or plans as required. Prepares project reports for management, client, or others. Confers with construction project personnel to provide technical advice and to resolve problems; • Ensures that all government licenses, permits, etc. are updated/renewed; • Review, approve and sign payments to subcontractors, vendors, suppliers, etc.; and • May travel to Guam to attend meetings at head office. |
