Job Title: Property Management Specialist
Job Duties: • Works with property management team to minimize expenditures, maximize revenues and adhere to budgeted cost parameters. • Collects security deposits and rent payments. • Manage scheduling of property viewings, meet with prospective renters, conducts tours of available unit. • Works with accounting department to ensure all rent is collected as due and that all revenue data is posted correctly in QuickBooks. • Manages preparation of all tenant correspondence, including late payment notices. • Produces monthly tenant delinquency reports and property accruals. • Works with property manager to complete monthly financial and property activity reports. • Ensures all move-in/move-out paperwork is completed correctly and has been approved by the property manager. • Conducts move-in and move-out inspection. • Ensure that all rent rolls are updated • Prepares and execute lease agreements • Works with management team to administer renewal program and works to maximize tenant renewals. • Works with property manager and maintenance team to ensures that suites, common areas and grounds are maintained according to property objectives. • Works with property manager to insure adherence to company safety standards, policies, and procedures. • Works with property manager to ensure that all safety inspections are completed as required and ensures adherence to company key control policies. • Completes, as necessary, all required paperwork for property insurance claims. • Manage property taxes. Responsible for reviewing property assessments and filing of appeals. Ensure all taxes are paid on time. • Manage property insurances. Ensure that all policies are in line with management’s standards. • Takes escalated service requests and works with property team to ensure adherence to customer service standards. Works with on-site staff to ensure that tenant issues are dealt with in a timely manner and that proper follow-through is done. • Scan and save closing documents to the server. • Obtain insurance quotes. • Other duties as assigned.
High School Diploma Required? Yes
Qualification Requirements: • High school graduate or equivalent; Some college preferred. • 3-5 years administrative work experience • Must be able to prioritize schedule; work independently • Must be reliable. • Strong attention to detail • Previous experience in property management is preferred. • Knowledge in QuickBooks software is preferred. Accounting background is preferred. • Strong computer skills are desired.
