Job Title: BUILDING MAINTENANCE LABORER
Job Duties: MAINTAIN AND REPAIR FACILITIES, EQUIPMENT AND BUILDINGS BY PERFORMING A VARIETY OF SKILLED AND SEMI-SKILLED CARPENTRY, ELECTRICAL, PAINTING, HEATING AND AIR CONDITIONING, AND MECHANICAL REPAIR WORK. INSTALL, ADJUST, REPAIR, AND INSPECT HEATING, VENTILATION, AND AIR CONDITIONING EQUIPMENT INCLUDING FORCED AIR FURNACES, WATER PUMPS, CHILLERS, AIR CONDITIONING UNITS, EXHAUST FANS, AIR FILTERS, COMPRESSORS, COOLING TOWERS AND HEAT EXCHANGERS. REPAIR AND REPLACE PLUMBING FIXTURES INCLUDING SINKS, FAUCETS, AND PIPES; CLEAR OBSTRUCTIONS FROM WATER AND SEWER LINES. PERFORM JOURNEY LEVEL CARPENTRY WORK INCLUDING THE CONSTRUCTION, INSTALLATION, REMODELING AND REPAIRING OF CABINETS, PARTITIONS, WALLS, WINDOWS, DOORS, ROOFS, FOUNDATIONS, AND OTHER CARPENTRY WORK. INSPECT BUILDING FACILITIES TO IDENTIFY BUILDING MAINTENANCE NEEDS. INSTALL, MAINTAIN AND REPAIR A VARIETY OF FLOOR COVERINGS SUCH AS CARPETING, TILES, LINOLEUM AND WOOD, AND ROOF COVERINGS SUCH AS COMPOSITION, ROLLED, AND SHINGLE. OPERATE, MAINTAIN AND REPAIR A VARIETY OF MECHANICAL TOOLS AND EQUIPMENT SUCH AS POWER SAWS, POWER SANDERS, DRILLS, AIR COMPRESSORS, PAINT SPRAYERS, SEWER AUGERS, AND VARIOUS HAND TOOLS REQUIRED FOR CARPENTRY, PLUMBING, AND MAINTENANCE SKILLS. REPAIR AND MAINTAIN ELECTRICAL LIGHTING SYSTEMS AND FIXTURES. MONITOR AND MAINTAIN PREVENTATIVE MAINTENANCE RECORDS AND LOGS. PERFORM REPAIR AND PREVENTATIVE MAINTENANCE ON BUILDING'S STRUCTURAL COMPONENTS, GROUNDS AND EQUIPMENT. PERFORM RELATED DUTIES AND RESPONSIBILITIES AS REQUIRED.
High School Diploma Required? Yes
Qualification Requirements: Must be high school graduate or equivalent. At least twelve (12) months continuous experience as maintenance worker to two or less employers. Training is not required for the job opportunity. Knowledge of operational characteristics of mechanical equipment and tools used in the maintenance and repair of buildings and building facilities. Knowledge of occupational hazards and standard safety practices necessary in the maintenance and repair of buildings and building facilities. Knowledge of basic building maintenance practices and procedures; principals and procedures of record keeping. Must meet physical requirements to perform duties such as lifting objects of at least 25 to 50 pounds, with or without assistance of a hand truck or another person. Bending and standing for duration of shift. Ability to exert maximum muscle force to lift, push, pull or carry heavy objects. Ability to arrange things or actions in a certain order or pattern according to a specific rule or set of rules. Must have physical stamina and dexterity. Ability to read technical manuals and drawings. Must know how to operate hand and electrical tools such as adjustable wrenches, drain or pipe cleaning equipment, hex keys, levels, pipe or tube cutter, pipe wrenches, power drills, power saws, pullers, screwdrivers, etc. Extensive knowledge of HVAC, plumbing and electrical system, materials, methods, and tools involved in the construction or repair of houses, buildings, or other structures. Must be able to work on weekends or night shift if needed. No training required. THE EMPLOYER REQUIRES POST-OFFER PRE-EMPLOYMENT DRUG SCREENING TEST AND RANDOM DRUG TESTING WHICH IS TO BE APPLIED EQUALLY TO BOTH U.S. WORKERS AND CW-1 WORKERS. THE EMPLOYER REQUIRES THE POST-OFFER PRE-EMPLOYMENT POLICE CLEARANCE RECORD TO BE PROVIDED TO THE EMPLOYER; THIS REQUIREMENT IS TO BE APPLIED EQUALLY TO BOTH U.S. WORKERS AND CW-1 WORKERS.

Comments: EMPLOYMENT BASIS & DURATION: This job opportunity is for a temporary, full-time position beginning June 01, 2032 to May 31, 2024. WORK HOURS: Employees hired under this announcement will work on full time employment of at least thirty-five (35) hours per week. THREE-FOURTHS GUARANTEE: Workers will be offered employment for a total number of work hours equal to at least three fourths of the workdays of the total period that begins with the first workday after the arrival of the worker at the place of employment or the advertised contractual fist date of need, whichever is later, and ends on the expiration date specified in the work contract or in its extensions, if any. INBOUND/OUTBOUND TRANSPORTATION AND SUBSISTENCE: The employer shall pay for all inbound transportation and subsistence from the place of recruitment to the place of work. Upon completion of the work contract, or where the worker is dismissed earlier, the employer will provide or pay for worker’s reasonable costs of return transportation and subsistence back home or to the place the worker originally departed to work, except where the worker will not return due to subsequent employment with another employer or where the employer has appropriately reported a worker’s voluntary abandonment of employment. PROVISION OF TOOLS, SUPPLIES AND EQUIPMENT: Employer will provide workers at no charge all tools, supplies, and equipment required to perform the job duties.
